At Truss Developments, we recently completed a Dormer Loft Conversion (internal link back to Rear Dormer Conversions Page) in Gamston, West Bridgford for a client who wanted to maximise the space and functionality of their loft. The project involved the installation of a 9.0mtr wide flat roof dormer, which allowed us to transform the loft into a spacious and practical living area.

Staircase Placement

One of the key challenges of this project was determining how to install the staircase without compromising any of the first-floor bedrooms whilst maximising the space of the loft itself. We always aim to place stairs over existing ones to preserve floor space, but in this case, that was not feasible. Instead, we reduced the size of a home office and part of a bedroom to accommodate the stairs.

Although the office became slightly smaller, it remained functional, and this solution allowed us to maximise the loft’s usable space. Importantly, by thinking ahead during the initial design meeting, we were able to create a dressing area in the corner of the new bedroom - an essential feature for the client.

Custom Storage Solutions

Storage is always a priority in any loft conversion, and for this project, we created a large custom storage area on the landing.

To improve the loft’s functionality, we built a custom storage unit behind the headboard which also serves as bedside tables.

In addition to this, our client opted for built-in furniture that was fitted into the pitched roof. This further increased the amount of storage whilst retaining the floor area of the dormer. We feel that the cupboards really help transform the look and feel of the room.

Maximising Light

We took full advantage of the large loft bedroom by installing floor-to-ceiling windows which flood the space with natural light.

These windows are fitted with openers to ensure excellent airflow, making the room feel fresh and airy throughout the day. The bed was strategically designed, positioned to face the windows, creating a focal point in the room whilst avoiding the lower eaves space.

Ensuite Bathroom Installation

The client also requested a double sink and bath in the ensuite, which required careful planning to avoid reducing the bedroom's size.

We meticulously designed the layout to make sure everything fit perfectly without compromising the space. While Truss Developments designs and installs the bathroom furniture, the customer is responsible for purchasing their chosen bathroom fixtures and tiles. Our team then handles the installation, with tiling available as an additional service if needed.
