















At Truss Developments, we recently completed a transformative dormer loft conversion for a family home in Oakwood, Derbyshire. This project allowed us to turn an underused loft space into a highly functional and stylish living area, adding two generously sized bedrooms and an ensuite bathroom.
The focus was on enhancing the home’s layout, maximising natural light, and creating practical storage solutions tailored to the unique structure of the loft.
A key element in this project was ensuring seamless access to the new loft area. To achieve this, we began by removing the front bedroom wall on the first floor, creating a spacious, open-plan landing.
This adjustment allowed us to precisely position the staircase, making sure it entered the loft in the ideal location to access both of the new bedrooms. By integrating this open-plan landing, we improved the functionality of the staircase and increased the sense of spaciousness across the first floor, giving the home a modern, connected feel.
To accommodate the ensuite bathroom in the loft, we installed a pitched roof dormer positioned in the centre of the rear roof. This strategic placement of the dormer was essential to making the ensuite easily accessible from the loft landing, achieving a practical layout for daily use.
The central dormer also contributed to the structure’s symmetry, resulting in a cohesive and balanced look from the outside, whilst providing the necessary headroom and light for a comfortable and accessible ensuite inside. With this setup, the family can now enjoy a fully functional bathroom space, conveniently located near the new bedrooms.
Another key aspect of this conversion was to bring as much natural light into the new loft area as possible. With sufficient head height in the roof space, we were able to fit two large bedrooms within the existing pitched roof, keeping the structure intact while creating a bright and welcoming environment.
We removed the existing ceiling to further open up the space, installing two Velux windows positioned one above the other to maximise natural light flow. This window configuration brightens the rooms throughout the day, creating a comfortable and uplifting atmosphere.
In addition to the focus on light, we aimed to optimise the usable floor space within each bedroom. Custom-built wardrobes were fitted into the pitched roof area, cleverly utilising otherwise awkward spaces.
This solution adds ample storage without encroaching on the floor area, making both bedrooms feel more spacious and uncluttered. The built-in wardrobes also lend a streamlined look, contributing to the overall aesthetic of the rooms while offering practical bespoke storage solutions.
