We recently completed a stunning hip to gable loft conversion with flat roof dormer in Beeston, Nottingham. This project transformed an unused loft space into the largest room in the property, creating a luxurious master bedroom with ensuite and dressing area.

The Design Concept

The hip to gable design with flat roof dormer was chosen to maximise the available space whilst maintaining the property's proportions. This type of conversion allows us to create three quarters of the first floor area within the loft conversion itself, making it an incredibly efficient use of space.

Large windows were strategically positioned to flood the room with natural light and provide clear views outside. The positioning of these windows was carefully planned to maintain privacy whilst maximising the light intake throughout the day.

Creating The Master Bedroom Suite

Bedroom Layout & Features

The new master bedroom became the largest room in the entire property, providing ample space for a king-size bed and additional furniture. The room's generous proportions allow for multiple furniture arrangements whilst maintaining a spacious feel.

The large windows create a bright, airy atmosphere that really transforms the space. Natural light streams in throughout the day, creating a warm and inviting environment.

Ensuite Bathroom Design

We designed a well-planned ensuite bathroom that maximises floor space whilst hiding all pipework from view. The layout was carefully considered to make the most of the available area without compromising on functionality.

The ensuite features modern fixtures and fittings that complement the contemporary feel of the conversion. Every element was chosen to create a cohesive design that feels integrated with the main bedroom space.

Dressing Area 

A dedicated dressing area was incorporated into the design, providing organised storage for clothing and personal items. This separate space helps maintain the clean lines of the bedroom whilst offering practical storage solutions.

Staircase Integration

Landing Expansion

The first floor front bedroom wall was moved back to increase the size of the landing area. This modification allows the new stairs to turn perfectly over the existing staircase, creating a seamless transition between floors.

This design approach means the stairs look as though they have always been in place, maintaining the property's original character whilst providing access to the new space.

Natural Light Solution

A Velux window was also installed over the stairs to flood the landing area with natural light. This addition prevents the stairwell from feeling dark or enclosed, creating a bright and welcoming approach to the new master suite.
