Transforming A Tight Space Into A Stylish Primary Bedroom
Truss Developments recently completed an exciting and challenging loft conversion in Bingham, Nottinghamshire. The task was to transform a compact loft space into a luxurious primary bedroom complete with an ensuite, dressing area and a small study. The main challenge we faced during this project was to maximise the available head height whilst achieving a functional space that met the client’s design preferences.
Overcoming Head Height Challenges
After an initial site assessment and consultation with the client, we knew we had to precisely calculate the available headroom that would remain once the structural work and insulation were in place. Our target was to achieve a finished head height of 2.0 metres, which required us to “think outside the box” and use some clever tricks of the trade.
Innovative Design Solutions
Given the constraints of the loft space, each design decision was made with careful consideration to maximise functionality without sacrificing style or comfort. Our aim was to create a space that met our client’s needs whilst remaining spacious and inviting.
- Repositioning the stairs: To ensure sufficient head height at the loft entrance, we made a strategic decision to move the stairs into the first-floor bedroom by 200mm. This adjustment allowed for extra headroom as you enter the loft, making the transition between floors smoother and more comfortable.
- Installing large Velux window: To further enhance the feeling of space and increase head height, we installed a large Velux window at the top of the stairs. This window not only provided additional headroom but also allowed natural light to flood the landing area, making it feel open and airy.
Additionally, a second large Velux window was fitted into the front roof, which brought more natural light into the room and added extra head height through the recessed area of the window frame. The office space works well in the tight area, whilst the Velux window creates much needed head height as you stand up out of the chair.
- Creating a landing at the top of the stairs: By designing a landing area at the top of the stairs, we could centralise the bedroom door and move it away from the front pitched roof. This adjustment allowed for a more symmetrical room layout.
- Raising the dormer roof: To further maximise head height, we implemented a creative solution by raising the flat roof of the dormer up into the ridge tile. This approach gained us an additional 80mm of headroom, a crucial improvement in a space where every millimetre counts.
- Optimising floor joists: Another subtle but effective technique involved reducing the gap between the floor joists, enabling us to use smaller timber and save an additional 25mm of head height. This small adjustment contributed significantly to the overall comfort and practicality of the loft space.
- Velux window placement: In addition to the Velux windows at the top of the stairs and in the front roof, we strategically installed a Velux window over the WC. This placement guaranteed enough headroom for standing at the toilet while keeping the sink centrally located, optimising the available space.
- Designing a compact ensuite: The compact ensuite was designed with a cleverly positioned walk-in shower measuring 1700 x 800mm. This was neatly tucked into the bedroom area, preserving space and achieving a luxurious feel. This careful planning allowed us to retain ample space for other amenities without making the room feel cramped.
